These Terms govern your use of dkpropertysolve.com and our text-messaging program, both operated by Dwell Kept LLC dba DK Property Solve (“DK Property Solve,” “we,” “us”). By using this site or joining our messaging program, you agree to these Terms.

DK Property Solve buys residential property directly, for our own account.
We are not licensed real estate agents or brokers, and we do not represent you or anyone else in a real estate transaction. We do not provide legal, tax, accounting, lending, or investment advice. Nothing on this site or in our messages is an appraisal or a valuation. You should get your own professional advice before entering into any agreement.
Information on this site is general and provided for convenience. Anything we discuss with you — including any figure, range, or possibility we describe — is a conversation, not an offer. No obligation exists on either side unless and until both parties sign a written agreement. We may decline to proceed on any property for any lawful reason.
You agree to give accurate information, to submit inquiries only for property you own or are authorized to discuss, and not to use this site to break the law, interfere with its operation, or attempt to gain access to any part of it you are not authorized to reach.
You must be at least 18 years old to use this site or join our messaging program.

How you join. You opt in by checking the consent box on a form on this site, by replying to a message from our program number, or by texting us first at the program number. Consent to receive text messages is not a condition of any sale or service.
What you will receive. Messages about the property you contacted us about — questions about its condition and your situation, scheduling for a walkthrough, and follow-up on the conversation.
Frequency. Message frequency varies depending on the conversation.
Cost. Message and data rates may apply according to your plan with your mobile carrier. We do not charge you for the messages.
How to stop. Reply STOP, STOPALL, UNSUBSCRIBE, CANCEL, END, QUIT, or REVOKE to the number that sent you the message. You will receive one confirmation message and then no further messages from that program. To rejoin, text START to the program number or opt in again on this site.
How to get help. Reply HELP or INFO to the number that sent you the message, email discovery@dkpropertysolve.com, or write to us at the address above. We answer messages Monday through Friday, 9:00 a.m. to 5:00 p.m. Central.
Carriers. Mobile carriers are not liable for delayed or undelivered messages. Delivery depends on your carrier, your device, and network conditions outside our control.
Your number. Tell us if your mobile number changes or is reassigned, so that we do not message someone who has not consented.
Our Privacy Policy explains how we handle your information, including the mobile information you give us through the messaging program.
The content, layout, and marks on this site belong to us or our licensors. You may read and print pages for your own use. You may not copy or reuse the content for a commercial purpose without our written permission.
This site is provided “as is,” without warranties of any kind, express or implied, to the fullest extent the law allows. To the fullest extent the law allows, DK Property Solve is not liable for indirect, incidental, consequential, or punitive damages arising out of your use of this site or our messaging program.
Some states do not allow certain limitations, so parts of this section may not apply to you.
These Terms are governed by the laws of the State of Missouri, without regard to its conflict-of-laws rules.
We may update these Terms. The revised version will be posted on this page with a new effective date, and it applies from the date it is posted.
